GAF Roofing: The Miami Owner’s Guide
GAF roofing repair in Miami typically runs $470 to $2,125 depending on the failed component and whether we are patching a section or replacing shingles, flashing, or underlayment. We carry GAF-compatible replacement parts on the truck for most ridge vents, pipe boots, drip edge, and shingle matches, so a service call is usually a one-visit fix. Most homeowners discover the failure the hard way: a water stain on the ceiling after a hard Miami downpour, granules collecting in the gutter, or shingle tabs lifting after a summer squall off Biscayne Bay.
Penhallow Remodeling Miami is an independent contractor. We are not affiliated with GAF, but we install and repair GAF roofing products every week across Miami, and we know which parts fail first in this climate and which replacements actually hold up.
Which GAF Models This Applies To

GAF makes three main asphalt shingle lines we see across Miami roofs: Timberline HDZ, Timberline UHDZ, and Royal Sovereign. The Timberline lines are laminated architectural shingles with a wider nail zone called StrikeZone, which matters because an off-brand replacement shingle will sit thinner at the lap and show visible seams on a Miami roof that gets direct sun eleven months a year. Royal Sovereign is the 3-tab line, lighter and cheaper, and we see it most often on older homes in Coconut Grove and Little Havana where the roof was put on before architectural shingles became the default.
The fastest way to identify your exact GAF shingle is the wrapper label in your attic or garage, or a shingle barcode on the back face if you kept a spare bundle. The color name matters more than most people expect: Timberline HDZ “Charcoal” and “Weathered Wood” are the two most common in Miami, but GAF has changed dye lots between manufacturing years, and a mismatch will show from the street. If you do not have a wrapper, one of our techs can match from the roof, but the written estimate will note whether it is a true match or a close equivalent.
For ridge vents, the GAF Cobra rigid vent is the part most often confused with Universal or Air Vent aftermarket equivalents. They look close, but the nail flange width and the internal baffle spacing differ, and a mismatch lets wind-driven rain through in a tropical storm. We stock Cobra by default and only substitute when the existing roof was built with a competitor vent.
We also keep GAF-compatible pipe boots, starter strip, hip and ridge cap shingles, and drip edge on the truck. If the failed part is a GAF accessory like a Cobra attic vent or a WeatherWatch leak barrier, we can source it through our Miami-area suppliers the same day.

Signs Your GAF Roofing Is Failing
- Granules in the gutter or at the downspout elbow. GAF shingles shed surface granules as the asphalt oxidizes under Miami UV. Early granule loss is cosmetic; heavy loss means the shingle core is exposed and the roof is on borrowed time, especially on south-facing slopes.
- A ceiling stain that appears the day after rain. That is almost always a failed pipe boot, cracked ridge vent, or missing step flashing at a wall intersection. Water travels along rafters, so the stain is often several feet from the actual breach.
- Shingle tabs that lift during a dry day. Miami heat softens the sealant strips and the trade winds from the south catch the corners. If tabs stay up, the seal is dead and the shingle will tear off in the next named storm.
- Fascia board staining or paint bubbling at the eave. This usually points to failed drip edge or a clogged gutter dumping water behind the fascia. On GAF installs, the drip edge is often the first metal part to rust through from salt air and constant wet-dry cycles.
- Attic feels like a sauna at 10 a.m. A dead ridge vent or blocked soffit vents trap heat and moisture in the attic. That shortens shingle life from below and raises your cooling bill in a Miami summer, which runs from May to October.

AfterReplacement Cost & What’s Included

For Miami, here is what we write on estimates for GAF-related roofing work, with parts and labor included in every number:
- Roof repair (shingle replacement, small patch, flashing repair): $470 – $2,125
- Tile roof repair (if your home has GAF-compatible underlayment under a tile system): $710 – $2,950
- Roof replacement (full tear-off and new GAF system): $9,440 – $23,600
What drives the repair range is access, pitch, and how much decking is rotten under the failed shingles. A one-story ranch in Shenandoah with a 4/12 pitch is a quick morning job. A two-story in Coconut Grove with a 7/12 pitch and soft decking from a long-term leak is a bigger number, and we will show you the budget before saws come off the truck.
Every GAF repair we do in Miami carries our 365-Day Done Right Promise in writing. If the same repair fails inside a year, we come back and fix it at no charge. No service call fee, no re-inspection fee. The written price we hand you before work starts is the number on the invoice when we leave.
The products behind the work carry their own separate warranties: GAF shingles have a limited lifetime warranty on materials when installed to spec, and we install to GAF’s published nail pattern and ventilation requirements. That matters in Miami, where a warranty claim gets denied for a single missing nail in a wind zone.
DIY or Call Us?
Here is the honest split. You can check gutters, look for lifted tabs, and read your GAF shingle label to confirm the color and line. None of that requires a ladder against the fascia. What you should not do is walk a Miami roof to replace shingles yourself. Our roofs are steep, the sun makes shingles hot enough to melt shoe rubber by March, and a broken pipe boot at the flashing level is not a handyperson fix. One bad step on a wet terracotta tile in Coconut Grove is a hospital trip, not a Saturday project.
We show up with the right GAF part matched to your existing roof, a written price, and a crew that is background-checked and in uniform. Give you a number first, then pick up the tools. If the repair is below $1,200 and confined to shingles or a ridge vent, we can often finish same-day in Miami proper. Call (850) 988-7559 and we will schedule the free estimate.
FAQs

A properly installed GAF architectural shingle roof in Miami lasts 20 to 25 years on average, shorter than the national average because salt air, UV, and storm-driven rain age the adhesive strips faster here. 3-tab Royal Sovereign tends to fail closer to 15 years in our climate. Poor attic ventilation knocks several years off either number. Call (850) 988-7559 and we will assess what remains of your roof’s life before recommending repair versus replacement.
Sometimes yes: a single lifted tab can be resealed, a pipe boot can be swapped in an hour, and a ridge vent can be re-nailed before total failure. If the shingle field is cracked through or granule loss is widespread, patching buys you months, not years, and we will tell you that before quoting either path. Call (850) 988-7559 for an honest read on whether repair makes sense.
Most GAF roof repairs in Miami take two to four hours on-site. A pipe boot swap is under an hour. A ridge vent replacement on a two-story takes longer for ladder setup and safe tie-off. We will give you a defined arrival window before the crew comes out, and we keep it. Call (850) 988-7559 to schedule yours.
Yes. We stock GAF-compatible shingle bundles in the most common Miami colors (Timberline HDZ Charcoal and Weathered Wood), Cobra ridge vents, pipe boots, drip edge, starter strip, and hip-and-ridge cap. If your roof uses a GAF accessory outside that set, our Miami suppliers have it same-day. Call (850) 988-7559 and we will confirm before we arrive.
No. The written estimate we hand you before any work begins is the number you pay. If we open the roof and find rotted decking that was not visible from an inspection, we stop, show you the area, get written approval for the added line item, and continue. You never get a surprise invoice at the door.
We also work with KraftMaid, Cambria, and Silestone products on our remodel side, so if a roof leak has damaged interior finishes, we can price the full repair under one written estimate.
