Atlas Windows & Doors: The Miami Owner's Guide
If you own Atlas windows or doors in Miami, we stock and install the common replacement parts: rollers, balances, weatherstripping, multi-point locks, hinge sets, and insulated glass units. A typical Atlas part repair runs $470 – $2,950 in Miami depending on the component, and most jobs are done in one visit. The usual story we hear: a patio door that drags, a casement crank that spins without moving the sash, or a window that drops when you tilt it in for cleaning. The part failed slowly over two or three years, and salt air plus humidity accelerated it.
Which Atlas Models This Applies To

Atlas builds several lines, and the part number matters more than the window style. The most common models we see in Miami homes are the Atlas 5000 Series single-hung and the Series 7700 impact casement. Here is the verification step we do on every call: open the sash and look for the AAMA certification sticker in the top or side channel. There is a plant code and a date code on that sticker, often printed as two numbers separated by a dash. That date code is what tells us whether you need the original nylon-sleeved balance (pre-2018) or the updated stainless steel shoe (2018 and later). If the sticker is painted over or missing, we measure the visible glass and the sash thickness before ordering anything, because the 5000 and 7700 use different shoe widths even when the glass sizes look the same.
As for OEM versus aftermarket: for balances and rollers, we have had good results with quality aftermarket equivalents from legitimate trade suppliers, and we stock those on the truck. For multi-point door locks and hinged gearboxes, we stay with Atlas OEM parts. The gearbox in particular has tight machining tolerances, and an off-brand version tends to bind inside the trim plate on the Series 7700. It is a $40 difference on a $300 part, and binding means the door fails again before the warranty expires, so we do not take that chance.
One note for clarity: Penhallow Remodeling Miami is an independent service and installation company. We are not affiliated with Atlas, a fact we state plainly up front. We are also not a franchise parts desk. We repair and install Atlas products, and we order directly from authorized distributors and verified trade suppliers.

Signs Your Atlas Windows & Doors Is Failing
- Window sash is hard to raise or drops by itself. The spring or block-and-tackle balance inside the side channel has lost tension, and the nylon shoe that rides the channel may be cracked.
- Patio door grinds or scrapes along the track. The roller assemblies are worn flat on the bottom after years of sand and salt grit, and the stainless track may be grooved from the metal-to-metal contact.
- Crank handle turns but the casement sash does not move. The operator gearbox inside the lever has stripped its teeth. Once that fails, the window can stay half-open, which becomes a security problem on a ground-floor Coral Gables or Pinecrest bedroom.
- Door or window is hard to lock, or the handle stays loose at the 9 o'clock position. A multi-point locking strip or the gear hub has seized. The locking rod that ties the top and bottom points together may have snapped inside the pocket.
- Draft, whistling, or visible daylight along the sash edge and condensation between the panes. The weatherseal bulb has flattened over time, or the insulated glass seal has failed. In Miami this is common after ten to twelve years due to daily thermal cycling and storm-driven humidity.

AfterReplacement Cost & What's Included

Atlas repair work in Miami typically falls into these ranges:
- Roller assembly replacement (sliding patio door): $470 – $1,180 installed per door, including both rollers, track cleaning, and alignment.
- Sash balance replacement (single-hung or double-hung window): $590 – $1,770 per window, including both balances, removal of the sash, and testing the tilt function.
- Casement operator or gearbox replacement: $590 – $2,125 per window, including the operator, handle, and adjusting the sash swing.
- Multi-point lock replacement (hinged patio or entry door): $710 – $2,950 per door, including the lock body, handle, and re-key so your existing key still works.
- Insulated glass unit replacement: $710 – $2,950 per unit, depending on glass size, Low-E and impact rating, and whether the sash has to be reglazed off-site.
Every one of those numbers is a written, fixed price you get before we order the part. No estimate range, no verbal ballpark. The number on the written quote is the number on the invoice. The price can go up if the sash or track is so far gone that we have to replace more than the part itself, but you will know that before we touch the job. The workmanship carries the 365-Day Done Right Promise in writing. If it fails inside the guarantee period, we return and fix it at no charge, and the second visit has no service call or re-inspection fee.
DIY or Call Us?
There are things you can safely check before calling. Try lifting the door straight up and setting it back down. If it moves a little, the roller height adjusters may just need a turn. Check that the track is free of sand and pet hair. Clean the sill channel. That is where we recommend you stop. Balances are the dangerous part here: a coiled block-and-tackle balance sits under tension inside the side channel, and a spring that releases can snap a finger or break the channel. Multi-point door locks also sit under pressure against the door's edge, and if the door is hinged wrong when the lock is off, it can shift and pinch hard. If the part is a roller, a lock, or a gearbox, you want a trained technician. We have a live person answering the phone at (850) 988-7559, and we will tell you honestly if the part is worth repairing or if you are better off replacing the unit.
FAQs

Most balances, rollers, and weatherseals on Atlas units installed in Miami last twelve to fifteen years before a component fails. The salt air and humidity shorten that lifespan compared to inland installations, especially on the roller assemblies and multi-point lock strips. Condensation between the panes usually shows up around the ten to twelve year mark.
Yes, when the failure is limited to one component. A broken roller, a stripped gearbox, or a worn balance is a repair, not a replacement. If the frame is rotted or the sash is bowed, replacement is the honest answer. We will tell you which one you are looking at, and why, before we quote a number.
Most common swaps, like rollers or balances, take one to two hours per unit. A multi-point lock replacement, including re-keying, is usually a two to three hour job. If the part is not a stock item on our truck, we order it first and schedule the install once it arrives, so you are not left with an open window or an unlocked door overnight.
We stock the common rollers, nylon-shoed balances, weatherseal bulbs, and casement operators for the Atlas 5000 and 7700 lines. Less common parts like gearboxes and multi-point lock bodies are ordered as needed from authorized distributors. We also stock parts for KraftMaid, Cambria, and Silestone products for the broader window, cabinet, and countertop work we do. Call (850) 988-7559 and we will check the truck before you have to wait on a callback.
