Tamko Windows & Doors: The Miami Owner’s Guide
If you have a Tamko window or door part that has cracked, warped, or stopped sealing, we stock and install Tamko-compatible replacement components throughout Miami, and typical installed prices run $350–$2,800 depending on the specific part and door or window model. Most common failures like latches, weatherstripping, balance systems, and even full sash replacements can be handled the same week we confirm the part match. What usually brings people to this page is a door that won’t latch, a window that drops when you open it, or hardware that has corroded from Miami’s salt air and humidity.
We’re an independent contractor, not a Tamko dealer or factory affiliate, which means we’re free to recommend the right fix rather than the one that moves a specific product line. Trevor Nash and our team have worked on enough Tamko window and door systems in Miami to know which parts fail first, which ones are worth repairing, and which ones signal it’s time for a full unit replacement. Give you a number first, then pick up the tools.
Which Tamko Models This Applies To

Tamko’s window and door lines are less uniform than the big national brands, so the first job is always identifying exactly what you have. Most Tamko residential units in the Miami market fall into one of these categories: single-hung or double-hung vinyl windows, horizontal sliders, and hinged patio or entry door systems. Within those groups, there are at least three distinct hardware generations, and they don’t all interchange.
Here’s the compatibility gotcha we see most often in Coconut Grove and Kendall: Tamko extruded frames from the early 2000s use a balance shoe with a 3/8-inch channel, while later models moved to a 1/2-inch channel, and the shoes are not interchangeable. It’s a difference you can’t spot by eye without pulling the sash, but it’s the difference between a window that glides and a window that jams. Check the etched marking in the lower corner of the glass or the inside of the frame track; many Tamko units carry a date code and series stamp there. If you don’t see one, measure the channel width and take a photo of the shoe before calling.
For replacement parts, we default to OEM Tamko components when they are still in production, because the tolerances match and the color won’t drift. When a part is discontinued, which happens more than you would expect with Tamko hardware, we move to a quality aftermarket equivalent only after confirming the thickness, screw spacing, and finish against your existing frame. We also stock compatible parts for KraftMaid cabinetry, Cambria and Silestone countertop edges, and other trade brands, but Tamko window and door work is a specialty we keep dedicated inventory for.

Signs Your Tamko Windows & Doors Is Failing
- Condensation between the glass panes. The insulated glass unit (IGU) seal has failed and argon or krypton gas has escaped. You can’t fix the seal; the IGU gets replaced as a unit, and the frame usually stays in place.
- The sash drops or won’t stay up. The balance spring has lost tension or the balance shoe is worn out. In Miami, this is the single most common Tamko failure we see, and it’s a 30–45 minute fix with the right part in hand.
- The patio door sticks or scrapes the track. Roller assemblies have worn or flattened, or the track is packed with grit from summer storms and salt air. Replacement rollers made for Tamko’s bottom track profile solve it; a bent track is a bigger job.
- The lock or latch no longer catches. Miami’s humidity causes zinc and pot-metal latch components to corrode and snap over time. Replacement hardware is readily available for most Tamko series and takes about an hour with new strike plate alignment.
- You see light or feel a draft around the frame. Weatherstripping and pile seals have flattened or pulled away from the channel. Failing seals also invite ants and other Florida pests into the track.

- Balance shoe and spring replacement (per sash): $180–$470
- Weatherstripping and pile seal replacement (per window or door): $120–$350

Every quote we write includes the part, the labor, and disposal of the old component. You get the number in writing before we touch anything, and that number does not change mid-job unless we uncover structural damage behind the frame, in which case we stop, show you what we found, and give you a revised written price before any additional work happens. Every replacement carries our written workmanship warranty.
DIY or Call Us?
There’s a lot an owner can safely inspect, and a few things that will get you hurt or make the problem worse. Checking your Tamko date code and measuring the balance channel is easy and helps us show up with the right part the first time. Cleaning the track and spraying a dry silicone lubricant is safe and solves some sticking problems immediately.
What we don’t recommend is pulling the sash and releasing a window balance without the right tool. Those springs hold tension, and a slipped tool will split the vinyl frame or take a chunk out of your hand. Window and door hardware work is not high-voltage dangerous the way electrical work is, but it is still mechanical work under load. If you’re uncertain, call us at (850) 988-7559 and we’ll talk it through before anyone makes the trip.
FAQs

In Miami’s salt air and humidity, a Tamko window or door frame can last 20–35 years, but hardware like balances, rollers, and weatherstripping typically needs replacement every 8–12 years. Coastal homes within a few miles of the water move to the shorter end of that range. Call (850) 988-7559 for a free evaluation of your specific units.
Sometimes. Locks, latches, and handles can often be cleaned, adjusted, or shimmed to buy time, but balance springs, rollers, and failed IGUs are replacement-only jobs. We’ll tell you plainly which category yours falls into, and we won’t sell you a replacement when a repair is honest.
Most single-window hardware replacements take 30 minutes to an hour once we’re on site. Patio door roller replacement runs closer to 90 minutes. Glass unit replacement can take 1–2 weeks because the IGU is custom-sized to your frame at our Miami glass supplier. We’ll give you the arrival window in writing.
We keep a running inventory of the highest-failure Tamko parts in our local Miami stock: balance shoes for both channel widths, springs, weatherstripping profiles, patio door rollers, and latch assemblies. If we don’t have what you need on the truck, we order it and give you a written timeline before any deposit changes hands.
