Mr-Glass Home Additions & ADU: The Miami Owner’s Guide
If you own a Mr-Glass home addition or ADU in Miami and a part has failed, we can match it, price it, and install it. A full Mr-Glass addition or ADU project in Miami typically runs between $53,100 and $153,400 depending on square footage, foundation work, and finish level. The parts themselves, like a failed door panel, window sash, or hardware set, usually land far lower than a full build, and we carry common Mr-Glass-compatible components on our trucks. Most owners discover the failure through a door that no longer seals, a window that fogs between the panes, or hardware that has started binding. Trevor Nash and our team at Penhallow Remodeling Miami have worked on enough Mr-Glass structures in Coconut Grove and the surrounding neighborhoods to know which parts hold up and which ones Miami’s humidity and salt air take down first.
Which Mr-Glass Models This Applies To
Mr-Glass home additions and ADUs are built around aluminum and glass framing systems, and the compatibility gotcha is that the channel depth and glass thickness changed between early and current production runs. Older Miami installations, particularly those from the 1990s and early 2000s, use a shallower frame channel that does not accept the newer replacement hardware. If you can read the label etched on the frame or the edge of the glass, look for a two-letter series code before the lot number. That code tells us which generation of extrusion you have. When we cannot read it, we measure the channel width at the corner block, which usually settles it within a few minutes. For Mr-Glass specifically, we recommend OEM parts when the failed component is structural, such as a corner connector or a load-bearing mullion. For wear items like rollers, handles, and weatherstripping, quality aftermarket equivalents from the same extrusion houses often match or exceed the original spec at a better price. We stock both. Penhallow Remodeling Miami is an independent service provider and is not affiliated with Mr-Glass.

Signs Your Mr-Glass Home Addition or ADU Is Failing
- Fogged or clouded glass panels. The insulated glass unit has lost its seal, and in Miami’s humidity, that moisture gets trapped fast. The fix is a new IGU, not a full frame replacement.
- Sliding doors that drag or jump the track. Rollers wear flat on one side, usually within eight to twelve years in coastal air. Continuing to force the door damages the track and turns a $30 part into a $400 extrusion job.
- Condensation between the frame and the wall. This usually means the original flashing or sealant has failed, and water is working into the wall cavity. In Miami, that becomes a mold issue within months if ignored.
- Handles or locks that bind or no longer latch. Salt corrosion builds inside the hardware body even when the exterior looks fine. Lubricating rarely helps once the internal spring has rusted.
- Visible corrosion at the corner joints. Aluminum holds up well in Miami, but dissimilar metal fasteners can corrode the frame corners over time. Catching this early usually lets us replace the corner block instead of the entire frame section.

AfterReplacement Cost & What’s Included

For a Mr-Glass part replacement in Miami, here is how the numbers usually land:
- Door roller replacement: $120 to $385 installed per panel, including new rollers, track cleaning, and adjustment.
- Weatherstripping and seal replacement: $180 to $520 depending on linear footage and whether we need to pull the panel.
- Insulated glass unit (IGU) replacement: $470 to $1,100 per panel for standard Mr-Glass sizes. Larger or tempered panels run higher.
- Frame corner or mullion repair: $350 to $900 depending on access and whether the glass has to be de-glazed to reach the corner.
- Full hardware set (handle, lock, hinges on one door): $220 to $540 installed.
Every quote includes the part, labor, disposal of the failed component, and our written 365-Day Done Right Promise. That means if the part or our workmanship fails within a year, we come back and fix it at no charge. The number we write down before work starts is the number on the invoice. No change orders, no surprise line items.
DIY or Call Us?
Some things you can check yourself: whether the track is clean, whether the weep holes at the bottom of the frame are clear, and whether screws on the handle are loose. But when a Mr-Glass panel has to be removed to reach rollers or a corner block, the glass is heavy, the frame is under tension, and one wrong angle can crack a panel that costs several hundred dollars to replace. We have had to re-order panels for homeowners who tried to pull one themselves. The safer call, and usually the cheaper one, is to have us handle the removal and re-glazing. If you are not sure whether your part needs replacing or just adjusting, call us at (850) 988-7559 and describe what you are seeing. We will tell you what we think before we ever schedule a visit.
FAQs

Rollers and weatherstripping typically last 8 to 12 years in Miami’s heat and salt air. Glass panels can last 20 years or more unless the seal fails, which we see most often on western exposures that take the full afternoon sun. Hardware sets usually outlast the rollers but corrosion can shorten that significantly in neighborhoods close to the water.
Rollers sometimes just need cleaning and adjustment, but once they are flat-spotted, there is no repairing them. Weatherstripping can occasionally be re-seated, but torn or compressed seals need replacement. We will always tell you if a part is repairable before we quote a replacement. Call (850) 988-7559 and we will give you a straight answer.
Most door roller, hardware, and weatherstripping jobs wrap up in under two hours per panel. An insulated glass unit replacement usually takes a few days because the new IGU is built to the exact dimensions of the old one. Frame corner repairs can run half a day depending on access.
We stock common Mr-Glass-compatible rollers, hardware sets, and weatherstripping on our trucks for same-visit replacement. IGUs and custom extrusions are ordered per job, and we tell you the lead time before you pay a dollar. We also work with parts for KraftMaid cabinetry, Cambria and Silestone countertops, but Mr-Glass framing components are what we match most often on these additions and ADUs.
