ViewLux Home Additions & ADU: The Miami Owner’s Guide

We replace and rebuild ViewLux home addition and ADU component failures throughout Miami, with full addition projects running $53,100 – $153,400 and ADU construction ranging from $106,200 – $259,600. Most component-level work (doors, windows, siding, roofing on an existing addition) can be started within a week of your written estimate. The typical call we get from a Miami homeowner starts the same way: something on the addition isn’t closing, sealing, or draining the way it used to, and they’ve already watched one contractor shrug at it.

ViewLux additions and ADUs are built around a steel-frame modular system, so the failure points are usually at the joints: exterior corner posts, roofline flashing, door jambs, and window seals. In Miami’s salt air and hurricane season, these junctions take a beating that inland homes never see.

Which ViewLux Models This Applies To

A garage converted into a guest room and home office

The ViewLux product line (now largely out of production) covered two series: the VLX Classic addition and the VLX Compact ADU. The Classic runs 400 – 900 square feet with 8-foot or 9-foot exterior walls and a 4/12 roof pitch. The Compact ADU runs 250 – 550 square feet, usually on a slab with a flat or 1/12 roof and an integrated utility chase along one wall. Both share the same corner-post and anchor-bolt system, but the flashings and window packs are not interchangeable between series.

How to identify what you have without tearing into anything: check the data plate on the electrical panel or the inside of the main entry door jamb. ViewLux stamped the series code there. If the plate is gone, measure the wall height; 8 feet usually means Classic, 7 feet usually means Compact. One compatibility gotcha we run into weekly in Miami: the Classic’s original window packs came in two frame depths (2-1/2 inch and 3-1/2 inch), and swapping in the wrong depth means your interior trim won’t sit flat. We check the depth before we ever order a part.

On OEM versus aftermarket: ViewLux went quiet as a brand years ago, so genuine OEM replacement parts are scarce. Where they exist, they’re priced accordingly. For most repairs, we spec quality aftermarket equivalents matched to the original dimensions: Hardie plank siding instead of the original fiber cement, Therma-Tru entry doors with proper Miami-Dade impact rating, and flashings bent to fit the original roof pitch. We also carry Cambria and Silestone remnant stock if a countertop inside the ADU needs matching.

Signs Your ViewLux Home Addition & ADU Is Failing

  • Water staining at the ceiling corners. The corner-post flashing on ViewLux additions was the first thing to fatigue, especially on the 4/12 Classic roof. Miami’s afternoon thunderstorms run water backward under failing flashing in ways a dry-climate home never experiences.
  • Windows that stick or won’t lock. The aluminum frames on original ViewLux window packs corrode at the sash track over years of salt air. Once the track swells, the lock misses, and the unit needs a full replacement, not a adjustment.
  • Doors that scrape concrete or let light through the threshold. ViewLux Compact ADUs were often set on slabs with minimal grade fall. Over a decade of Miami’s wet-dry cycles, the slab settles unevenly and the door frame racks.
  • Cracking or bubbling siding at the lower edge. Original fiber cement wicks moisture from splashback near the grade line. By the time you see bubbling paint, the board underneath is compromised and the bottom course needs replacing.
  • A musty smell inside the ADU after rain. That’s usually failed weatherstripping or flashing around the utility chase penetration on the Compact series. Water follows the path you can’t see until it soaks insulation and drywall.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

Full home addition replacement or rebuild in Miami runs $53,100 – $153,400. ADU new construction runs $106,200 – $259,600. Here’s what drives the spread:

  • Scope. Replacing a window pack or a door is a one-day job. Rebuilding a failed roofline means tear-off, reframing, flashing, roofing, drywall, and paint.
  • Impact requirements. Miami-Dade product approval standards apply. Impact-rated windows and doors cost more, and they’re required in most exterior openings on additions and ADUs.
  • Permit scope. Structural changes to an existing addition trigger permit review. The fee varies by municipality, and we pull permits on every job that requires them.
  • Material match. Matching existing siding, trim, or interior finish adds time. If the addition predates the current Miami paint trends, color-matching often means custom mixing.

Every quote includes the part, the labor to install it, the permit (when required), and haul-off of the old material. You get the number in writing before work starts, and it’s the number on the invoice. Everything we touch carries the 365-Day Done Right Promise: if the work fails inside a year, we come back and fix it at no charge, in writing.

The Kingswell Way applies here like every other job we run. Say the price before the work. Show up in the window we gave. Leave the place cleaner than we found it. Trevor Nash learned the trade at Los Angeles Trade-Technical College and has spent almost three decades on jobs from small bath refreshes to full structural overhauls. He and his team have worked plenty of Coconut Grove projects where older homes hide a story behind every wall, and ViewLux additions are no exception. Give you a number first, then pick up the tools.

DIY or Call Us?

Some things are safe to check on your own: a sticking window you can clean and lubricate, a door that needs a hinge tightening, siding you can visually inspect at the base. Go ahead and look.

Here’s where we’d stop you. Working on a failed roofline, pulling window frames, or re-flashing a corner post involves heights, power tools, and the structural integrity of your addition. The high-tension components in a ViewLux steel frame are engineered systems; one wrong cut or unsecured section puts you and the structure at risk. If the job involves the building envelope or anything load-bearing, call a licensed professional. The call is free.

If you’d like us to look at it, call (850) 988-7559 and we’ll schedule a walkthrough with a written estimate. No charge for the estimate, no commitment from you.
