ActiveYards Home Additions & ADU: The Miami Owner’s Guide

ActiveYards home additions and ADU projects in Miami typically run $53,100 to $153,400 for the full build, depending on the size of the addition, whether you’re adding a bathroom or kitchen, and how much site prep your property needs. We install and service ActiveYards-compatible structures throughout Miami, and most homeowners find us when an existing addition starts showing signs of water intrusion, settling, or failing components they didn’t expect to replace so soon. That’s usually the first sign something’s off – a door that won’t latch, a floor that’s started to slope, or a seam in the decking that’s opened up after a heavy South Florida rain.

Trevor Nash has been working on Miami homes long enough to know that a failing addition isn’t always a teardown. Sometimes it’s a specific ActiveYards part, a flashing detail, or a threshold that’s worn out years before the structure itself. Before you assume the worst, let’s get specific about what’s compatible, what fails first, and what it actually costs to fix. Give you a number first, then pick up the tools.

Which ActiveYards Models This Applies To

A garage converted into a guest room and home office

ActiveYards manufactures modular and panelized additions in a few distinct series lines, and the part you need depends on which one you have. The key identifier is the label plate, usually fastened to the interior of a door frame or on the sill plate of the addition itself. It will list the series, the production year, and a build code that tells us exactly which component spec was used. If that label is missing or painted over, we can still match the part by measuring the wall thickness, the stud spacing, and the corner connection style.

Here’s the compatibility gotcha most Miami owners run into: ActiveYards changed their connector hardware around 2017, moving from a single-flange bracket to a double-flange design on most series. The panels still look the same from the outside, but the newer brackets won’t mate with the older bracket positions without the retrofit plate, which we keep stocked. If someone tries to force the old panel onto the new hardware or vice versa, the joint will eventually work loose. That’s the kind of thing that shows up a year later as a crack in the corner or a gap that widens every time the temperature swings.

On the OEM versus aftermarket question: for framing, panel connectors, and flashing components, we install ActiveYards OEM parts. The tolerances matter too much on a structure that has to shed water and hold up to hurricane-season wind loads. For interior finish parts – trim, transition strips, threshold plates – there are quality aftermarket equivalents that perform just as well and cost less. We’ll walk you through which is which before any money changes hands.

Signs Your ActiveYards Home Additions & ADU Is Failing

  • Gaps opening at wall-to-floor corners. This usually means the foundation anchors below the addition have shifted, or the original panel connectors have loosened from the repeated expansion and contraction that Miami humidity forces on wooden framing.
  • Doors that scrape or won’t latch. When an ActiveYards addition settles unevenly, the door opening goes slightly out of square. The fix is often targeted shimming and re-flashing, not a new door, but ignoring it makes the problem worse.
  • Water staining at the roofline or around window openings. Flashing tape and seam sealant on ActiveYards additions degrade faster in South Florida’s sun and salt air than the manufacturer’s average lifespan suggests. A stain that small at first can be a rotted sill plate by next spring.
  • Soft spots in the floor decking. If any part of the subfloor gives when you step on it, that’s moisture getting in, typically from a failed threshold seal where the addition meets the original house.
  • Visible cracking along interior ceiling seams. This separates the cosmetic issues from the structural ones quickly. A straight, even crack following the panel line is usually expansion and contraction. A diagonal or widening crack is telling us the connection between the addition and the primary structure needs attention now.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

For a partial ActiveYards component replacement in Miami – think connector retrofit, floor section repair, or doorway re-flashing – you’re generally in the $3,500 to $11,800 range. A full rebuild of a small ADU or a significant structural repair on an addition lands between $53,100 and $153,400 depending on the square footage, whether the repair involves a kitchen or bathroom, and whether we’re repairing in place or essentially rebuilding the affected section.

Every quote you get from us is written, line-itemed, and includes the parts, the labor to remove and reinstall, and the finishing work so the repair doesn’t look like a patch job. The 365-Day Done Right Promise applies here just like it does on a full kitchen remodel: if the work fails inside the guarantee period, we come back and fix it at no charge, backed in writing. You’ll also hear it called the Kingswell Guarantee – the same standard we’ve operated under since 2004. A written price before work starts, a defined arrival window, a clean job site, and a written guarantee on every job. That’s The Kingswell Way, and it’s not a sales pitch. It’s how the paperwork is structured.

DIY or Call Us?

There are a handful of things you can safely check on your own. Look for the label plate we mentioned and send us a photo of it. Note where the gaps or stains are and whether they’ve changed in the last month. Check if the addition’s threshold trim is loose or if caulk has pulled away from the siding. These observations save us a step when we arrive.

What you shouldn’t do is start undoing panel fasteners, cutting into any wall or floor assembly, or trying to force a door or window back into alignment yourself. You might be looking at cosmetic symptoms of a structural issue, and removing the wrong screw can release tension on a frame that’s currently holding its shape. If you’re not sure which situation you have, call (850) 988-7559 and describe what you’re seeing. We’ll tell you honestly whether it’s something to watch or something to schedule, and the estimate is free.
