James Hardie Fence Installation: The Miami Owner’s Guide

James Hardie fence installation in Miami typically runs $4,130 to $10,620, with most full perimeter jobs landing around $7,000 on a standard Miami lot. We stock James Hardie fiber cement fence panels and trim, match them to your existing fascia and siding profile, and can usually start within a week of your written estimate. The call usually comes after a storm or a long summer: a panel has cracked at the base, the corner trim has swelled and separated, or the gate post has started leaning after years of rain-saturated soil. You have a James Hardie product that’s failed in one specific area, and you want it matched and fixed without redoing the whole fence.

Which James Hardie Models This Applies To

James Hardie doesn’t sell a standalone fence line the way you’d buy a vinyl panel kit. What Miami homeowners actually have is HardiePlank lap siding or HardiePanel vertical siding mounted on a wood or steel post frame to create a privacy fence, or HardieTrim boards used as fence fascia and corner posts. The compatibility gotcha is thickness: HardiePlank comes in 5/16-inch and 7/16-inch profiles, and if your existing fence used 5/16-inch lap siding, a 7/16-inch replacement panel will stand proud of the adjacent boards unless the installer furrs out the frame. We always measure the existing plank before ordering. HardiePanel comes in 4×8, 4×9, and 4×10 sheets, and a fence built from 4×9 sheets can’t be patched with a 4×8 without reworking the reveal line. As an independent contractor, we’re not affiliated with James Hardie; we just install and repair their products because the material holds up in South Florida’s humidity better than most. For OEM versus aftermarket on fence trim, the honest answer is that James Hardie’s own HardieTrim is the only product we’ll guarantee alongside the rest of your fence. Aftermarket fiber cement trim exists, but the color match and edge profile rarely line up, and you’ll see the seam every time you pull into the driveway.

Signs Your James Hardie Fence Installation Is Failing

  • Cracking at the bottom edge of panels. This is the classic Miami failure. Fiber cement wicks moisture when it sits in standing water or against soil, and the bottom inch of the panel eventually crumbles or splits. We see it most on fences where mulch or grass has crept up against the board face.
  • Swelling or separation at corner trim. HardieTrim corners take the brunt of wind-driven rain from afternoon thunderstorms. When the caulk joint fails, water gets behind the trim, and the board swells enough to pop the fasteners. You’ll notice a gap at the outside corner that widens every few months.
  • Rust stains running down from screw heads. If the original installer used electroplated screws instead of stainless or hot-dipped galvanized, the fasteners will rust and bleed orange streaks down the panel face. In coastal air, this shows up within three to five years.
  • Leaning gate posts. The post itself is usually pressure-treated wood or steel set in concrete. Miami’s wet season saturates the soil around the footing, and a post not set deep enough will lean. The Hardie panels are fine; the structure behind them is failing.
  • Gaps opening between panels. Fiber cement expands and contracts with temperature swings, but if the original installer butted the boards tight instead of leaving a 1/8-inch expansion gap, the boards will push against each other and bow, or the joints will open unevenly.

Replacement Cost & What’s Included

Installed James Hardie fence replacement in Miami runs $4,130 to $10,620 for a typical residential privacy fence. The spread comes down to three things: linear footage, whether we’re pulling and resetting posts or just reskinning an existing frame, and whether you have HardiePlank lap boards or full HardiePanel sheets. A simple section repair, say two or three damaged planks and a corner trim replacement, often falls under $1,500. A full fence reskin with new trim on a 150-foot perimeter sits in the $7,000 to $9,000 range. Every quote includes removal and disposal of the old fiber cement, new stainless fasteners, color-matched caulk and paint or touch-up, and our 365-Day Done Right Promise in writing. You get the number before we pick up a tool, and if a seam opens or a fastener rusts within the year, we’re back at no charge. We also install KraftMaid, Cambria, and Silestone products elsewhere in the home, so if the fence project grows into a full exterior refresh, we can keep the same crew and the same written-pricing standard across the job.

DIY or Call Us?

What you can safely do: clear weeds and mulch away from the bottom of the panels, check for loose screws with a flashlight, and take a garden hose to confirm water drains away from the post footings. What goes wrong fast: fiber cement is heavy and brittle, and a full HardiePanel sheet weighs close to 90 pounds. Cutting it produces silica dust that requires a proper respirator and containment. If you drop a panel while walking it to the fence line, you’ve just bought another panel. If the posts are compromised, that’s structural work with a post hole digger, concrete, and leveling in soil that’s been rain-soaked all summer. Trevor Nash has seen enough Miami fences where a well-meaning homeowner reset one post, leaned the gate into binding, and ended up paying for a full section rebuild to make the written estimate look like the cheaper path.
