Boxabl Roofing: The Miami Owner’s Guide
If your Boxabl’s roofing panel has failed, here’s the straight answer: we stock and install Boxabl-compatible roofing panels and membrane in Miami, with most residential replacements running $470 to $2,125 for repair work and $9,440 to $23,600 for a full lid replacement depending on how many panels you’re actually swapping. Most owners discover the failure after a hard South Florida storm, when water shows up along the seam where two panels meet or a ceiling stain spreads near the marriage line. You’ll usually see it as a soft spot on the interior ceiling panel, a visible crack at an exterior corner, or a drip that starts slow and gets worse with every afternoon thunderstorm. The good news is the parts are standardized enough that we can usually match them the same day we inspect, not two weeks later after a special order.
Which Boxabl Models This Applies To
Boxabl’s Casita (the 375-square-foot model most owners in Miami have) ships with a specific roof assembly: structural steel-framed panels that lock into the wall system, a foam insulation core, and a TPO-style membrane laid over the top. The panel dimensions are 8 feet by 20 feet for the main lid sections, and that’s the compatibility gotcha a lot of owners run into: you cannot just buy a standard TPO roll from a roofing supply house and expect it to match the factory edge details. The membrane needs to be compatible with the factory-installed flashing at the panel seams, and the lap joints are sealed differently than a conventional flat roof. When you’re identifying your panel, look at the manufacturer label on the interior side of the panel (visible from inside near the ceiling corner) and note the production code. It tells you the panel generation. Early Casitas from 2021 have slightly different seam geometry than units produced after 2023, and the membrane we select has to match that geometry or you’ll be chasing leaks at the same joint every year. Penhallow Remodeling Miami is an independent service provider and not affiliated with Boxabl, which means we source both OEM membrane where the lead time allows and a quality TPO aftermarket equivalent (we use the same 60-mil and 80-mil stock used on commercial flat roofs in Dade County) when speed matters. For most Miami owners, the aftermarket 80-mil works as well as factory on the Casita and actually costs less per square foot.

Signs Your Boxabl Roofing Is Failing
- Water stains at the interior ceiling seam. This is the classic first sign. The seam where two roof panels meet flexes slightly during high wind, and over a few Miami hurricane seasons the factory seal at that joint can start to separate, letting water wick in along the locking channel.
- Bubbling or lifting membrane on the exterior. If you put a ladder up and see areas where the TPO looks puffed up or detached from the foam core, moisture has gotten under the membrane. This typically starts near penetrations like the bathroom vent or the mini-split line set, then spreads outward.
- Soft spots when you press on the interior ceiling panel. The foam core holds water once the vapor barrier is compromised. If a spot feels spongy or sounds heavier when tapped, the panel is saturated and the structural facing is starting to break down.
- Visible cracks at the exterior corners. The compound corners take the most stress, both from wind uplift and from heat cycling (Miami roofs swing from 55 degrees in February to 140-plus surface temp in August). Cracks here mean the panel’s protective edge is compromised.
- A Mildew smell that won’t go away. By the time you can smell it, water has been sitting inside the panel void long enough to grow mold. This is a “call this week” situation, not a “wait and see” one.

AfterReplacement Cost & What’s Included
For Boxabl roofing work in Miami, a single-panel repair (membrane patch, seam reseal, or corner rebuild) typically runs $470 to $2,125. A multi-panel replacement or full lid re-skin runs $9,440 to $23,600 depending on how many panels are involved, whether the foam core has to come out, and whether we need a crane or can work from staging. What drives the number up: saturated cores that need full panel replacement instead of membrane work, second-story units that need more access equipment, and units in gated communities that require hoisting over a structure. Every Penhallow estimate is a written price before any work starts, and that number is the number on the invoice. Our 365-Day Done Right Promise applies to every Boxabl roof repair we do: if the repair fails inside the guarantee period, we come back and fix it at no charge. You get that in writing.
DIY or Call Us?
Here’s my honest split. What you can safely do yourself: look at the interior ceiling seams after a heavy rain and note where the staining is, check the exterior from the ground with binoculars for obvious membrane lifting, and document everything with photos before calling for a quote. What you should not attempt: resealing panel seams, cutting out membrane, or using any kind of heat gun or solvent on the roof surface. Residential fall heights are the leading cause of ladder injury in Dade County, and stretching TPO properly requires it to be bonded at a specific temperature with a roller. The materials cost is maybe 15% of the job; the other 85% is knowing what’s underneath and not making it worse. If you want a look before committing, that’s a free estimate. I’ll give you a number first, then pick up the tools.
FAQs

In Miami’s heat and storm load, expect 10 to 15 years from the original membrane on a Boxabl Casita before seam degradation becomes a regular maintenance issue. Covered and shaded units stretch toward the top of that range; full-sun exposure shortens it.
Yes, most single-panel failures are repairable without replacing the whole lid. As long as the foam core hasn’t saturated and the steel frame is intact, we can reseal seams, patch membrane, and rebuild corners at a fraction of replacement cost. If the core is soaked, replacement is cheaper long-term than chasing rot.
A single-panel repair is usually one day on site. A full re-skin runs two to three days for a standard Casita, including crane time and seam sealing. You’ll know the schedule before we start, not after.
We keep 60-mil and 80-mil TPO membrane, seam tape, and flashing stock on hand for Boxabl-compatible repairs, and we can source OEM panels when the job requires factory-spec parts. Most repairs don’t wait on shipping.
