Cover Roofing: The Miami Owner’s Guide
If you’re holding a Cover roofing panel that’s cracked, warped, or leaking, here’s the short version: we stock and install Cover-compatible roofing throughout Miami, with most replacement jobs running $470 to $2,125 depending on how many panels failed and what the underlayment looks like once we open it up. Most homeowners discover the problem after a heavy Miami storm, when a water stain shows up on the ceiling or they spot daylight through a cracked panel from the attic side. We can usually get a technician out within a day or two to assess what actually failed, and we carry the common Cover profiles on the truck so we’re not scheduling a second trip just to bring parts.
We’re an independent Miami contractor, not affiliated with Cover, but we’ve been installing and repairing their roofing systems long enough to know the quirks that show up here in South Florida.
Which Cover Models This Applies To

Cover has shifted their panel profiles and fastening systems a few times over the years, and that matters more than most homeowners expect. The ribs on early Cover panels sit closer together than on their current lineup, which means a replacement panel from the wrong series will seat against the underlayment but leave a visible gap at the seam where water pushes through during a wind-driven rain. That’s the compatibility gotcha I tell every Miami homeowner: the panel color matching is the easy part. The rib spacing and the side-lap profile are what determine whether the repair actually holds.
When we come out, we look for the manufacturer’s stamp on the underside of a panel, usually printed along the drip edge or embossed in the flat section. We also measure the rib spacing and the overall panel width, because Cover has produced both 36-inch and 39-inch coverage widths depending on the series. If the original stamp has worn off, which is common on Miami roofs after a decade of UV exposure, we can usually identify the series from those measurements alone. For most Miami homes, an OEM Cover panel is the right call when the roof is under ten years old and still under the manufacturer’s material warranty. After that, a quality aftermarket panel with the same profile and gauge often makes more sense, and we’ll give you the honest math on both options before any work gets scheduled.

Signs Your Cover Roofing Is Failing
- Water staining on ceilings or walls after rain. This is the one that gets noticed first. The panel may look fine from the ground, but a failed side lap or a worn gasket at a fastener is letting water through. By the time the stain shows, the underlayment has usually been wet for weeks.
- Visible cracking or crazing on the panel surface. Miami’s UV index is brutal on coated steel and polycarbonate panels. We see surface cracks that start as hairline spiderwebs and widen over a season or two. Once the coating is compromised, the metal underneath starts oxidizing.
- Fasteners backing out or showing rust rings. Roofing screws have neoprene washers that dry out and shrink in the Miami heat. The screw stays put, but the washer loses its seal. You’ll see rust staining radiating from the screw head on the panel surface.
- Daylight visible from the attic or underside of the roof deck. If you can see light through a pin hole or a cracked rib, water is getting through. Miami’s afternoon storms will find every one of those openings, and it doesn’t take much to rot a section of decking.
- Panels lifting or flapping at the edges. This is most common after a tropical storm or a strong summer squall. The panel is still there, but the screws have pulled loose from the purlin. It needs to be refastened before the next big wind event turns it into a projectile.

AfterReplacement Cost & What’s Included

Roof repair in Miami typically runs $470 to $2,125, and that range holds true for most Cover roofing jobs we quote. A single cracked panel replaced with a matching Cover-compatible section usually sits toward the lower end. A larger repair that involves pulling multiple panels, replacing wet underlayment, and refastening a section of purlins lands toward the higher end. The biggest cost driver is what we find under the panels: Miami’s humidity means underlayment failure is common, and if the decking or purlins have started to rot, the scope grows.
Every quote includes the panels, fasteners, underlayment work, and labor in one written number. We hand you that number before any work starts, and the number on day one is the number on the invoice. That’s the way Trevor Nash runs every job at Penhallow Remodeling Miami. If the repair fails inside the first year, we come back and fix it at no charge under our 365-Day Done Right Promise, and that promise is in writing with every job we take.
DIY or Call Us?
There are a few things you can safely check yourself: look for obvious cracked or shifted panels from the ground, check the attic for daylight or water trails after a rain, and clear debris from valleys and scuppers so water can drain. Those inspections are low-risk and worth doing twice a year, especially before hurricane season.
What we don’t recommend is getting on a Miami roof yourself, especially with a repair involved. Roofing work means working at height on a pitched surface, often in the heat of the day, and the panel edges are sharp enough to open a hand. Fastener placement matters too. A misplaced screw turns a $500 repair into a $2,000 underlayment replacement when it leaks. If you’re not sure what you’re looking at, call (850) 988-7559 and we’ll put eyes on it. The estimate is free, and you’ll get a written number before you decide anything.
FAQs

In Miami’s climate, a Cover metal roof typically lasts 20 to 30 years before the coating breaks down enough to need panel replacement, but the fasteners and their sealing washers usually need attention around year 10 to 12 due to UV exposure and salt air. Panel life depends heavily on whether the roof gets direct afternoon sun and how close you are to the coast. Call (850) 988-7559 and we’ll assess what’s actually on your roof rather than guessing from a chart.
A small puncture can sometimes be sealed with a quality roofing sealant and a patch if it’s away from a seam, but a cracked or split panel is a replacement job. Miami’s expansion and contraction cycles mean cracks keep growing. Patching one is a temporary fix that fails again, usually during the same storm season.
A single-panel swap is usually a half-day job, including pulling the old panel, checking the underlayment underneath, and seating the new one with proper fasteners. A larger repair with underlayment replacement typically runs one to two full days depending on what we find once the panels come off.
We keep the most common Cover panel profiles and lengths on hand at our Miami shop, along with compatible fasteners and sealants, so many repairs can be done same-trip. If your panel series is an older or less common profile, we’ll source it and give you a clear timeline before any work is scheduled. Beyond Cover, we also work with roofing systems from KraftMaid, Cambria, and Silestone when those brands show up on Miami homes.
