IKO Windows & Doors: The Miami Owner’s Guide
If you have an IKO window or door that’s sticking, leaking, or simply not closing the way it used to, we can match the right IKO-compatible replacement part and install it. In Miami, expect to pay $280 – $1,450 installed for most IKO window and door part repairs and replacements, depending on whether it’s a balance, a hinge set, a latch, a sweep, or a full sash. Same-day or next-day service is usually straightforward once we see a photo of the part and the window or door label.
Most owners find the failure the same way: a window won’t stay up, a door suddenly drags against the frame, or a lock that worked fine for years now needs a shoulder against it to engage. It’s rarely a dramatic moment. It’s a small part wearing out, and the fix is usually smaller than the frustration.
Which IKO Models This Applies To

IKO has produced vinyl and aluminum window and door lines under several names over the years, and the parts are not always interchangeable, even when the windows look identical. The series label matters. Look for a sticker on the frame, the edge of the sash, or the header of the door slab. It typically includes a model code, a manufacturing date, and sometimes a glass or IG unit code. Photograph that label before you call; it usually settles the parts match in one look.
Aftermarket parts for IKO are widely available and often just as good as the original, but the trick is the spec: balances are rated by weight and length, pivots by shoe style and bore, and hinges by leaf width and offset. Buy the wrong balance and the window either slams shut or won’t stay up at all. Buy the wrong hinge and the door closes itself or binds on the jamb. When you call Penhallow Remodeling Miami, we ask for the label, then the measurements, and we confirm the match before we schedule. Trevor Nash has made a habit of treating the parts call like the first walkthrough: give you a number first, then pick up the tools.

Signs Your IKO Windows & Doors Is Failing
- The window won’t stay open or is hard to lift. This is almost always a worn spiral or block-and-tackle balance. The spring inside loses tension over time, and one side typically fails before the other, so the sash tilts.
- The door drags or leaves a gap at the top. Hinge wear is the usual culprit. A hinge with even 1/8″ of vertical play translates to a noticeable drop at the latch side of the door.
- The lock or multi-point hardware binds. IKO multi-point door locks depend on all three points lining up. When the door sags even slightly, the gearbox fights the keepers, and the handle gets stiff or grinds.
- Water is getting in around the corners of the sash. The corner seals or gaskets can shrink and crack in Miami’s heat. It often looks like a frame leak, but it’s usually a $20 – $60 gasket.
- The window fogs between the glass. That means the sealed IG unit has failed. It’s a glass replacement, not a wipe-down. In Miami’s humidity, this shows up faster if the frame drains are clogged and sitting water pools against the seal.

AfterReplacement Cost & What’s Included

Here’s what we see in Miami, and what the range is for the parts plus our labor:
- Spiral or block-and-tackle balances: $280 – $520 for one window, both sides
- Hinge replacement (full door, both hinges): $410 – $790
- Multi-point lock assembly: $460 – $980
- Weatherstripping, sweeps, and gaskets: $120 – $310
- Fogged IG glass replacement: $620 – $1,450 depending on size and glass package
What drives the number up or down: single-hung vs casement hardware, color-matched vs white components, impact-rated glass packages in coastal codes, and whether the existing frame is square. Every job we quote has a written price before we touch a tool, and every parts repair carries our 365-Day Done Right Promise. If the replacement fails inside a year, we come back and fix it at no charge.
We’re an independent Miami remodeling and repair company. We’re not affiliated with IKO, and we sell our installation as the guarantee, not the brand name itself.
DIY or Call Us?
Balances and multi-point lock gearboxes are where owner attempts usually go sideways. IKO spiral balances are under tension, and if they release wrong while you’re working on the sash, they can take a chunk out of the wall, the frame, or your hand. It’s one part of this trade we’ll caution you on plainly: don’t undo the sash retainer clips on a spiral balance while the window is closed. Multi-point locks have narrow tolerances; people who replace the handle without addressing the alignment end up buying a second lock assembly.
What you can safely do: clean the track, check the drain holes at the bottom of the frame with a bent paperclip, and photograph the serial label. Past that, call us at (850) 988-7559 and we’ll match the part before we ever arrive.
FAQs

Most IKO vinyl windows last 18 – 30 years in Miami’s sun and salt air, but the moving parts like balances, hinges, and lock gearboxes typically live 10 – 15 years before they need replacement. That’s normal wear, not a failing window.
Some can. Hinges can sometimes be re-shimmed, and a dragging door can improve with alignment. But balances, gearboxes, and shattered spring assemblies are throw-away parts; repairing them costs more in labor than the replacement, and we’ll tell you which side of that line your part falls on. Call us for an honest take on it.
Most balance, hinge, and lock replacements take 45 minutes to 2 hours once we have the right part in hand. Fogged glass takes longer because it has to be ordered to size, which is usually a 5 – 10 day lead time in Miami.
We keep common IKO-compatible balances, hinges, lock sets, and sweeps on the truck for the models we service. If your window or door takes an odd spec, we order it by the serial label, and it typically arrives within a few days. We don’t charge extra for the parts sourcing, and we give you a written price before we order anything.
Penhallow Remodeling Miami also stocks and services parts for KraftMaid cabinetry, Cambria and Silestone countertops, and we can coordinate a full window or door replacement if the time comes when a part isn’t enough.
