James Hardie Driveway & Pavers: The Miami Owner’s Guide
We stock and install James Hardie-compatible driveway and paver components throughout Miami, with most repairs and replacements running between $8260 and $21240 for a full paver driveway installation, and $4130 to $12980 for a paver patio. Smaller paver repairs around the Miami metro typically land between $295 and $825 depending on how many stones have shifted or cracked. Most Miami homeowners find us the day they notice a paver has sunk half an inch below its neighbors, or when a section of the driveway drains toward the garage after a heavy South Florida downpour. The failure usually isn’t dramatic; it’s a slow shift in the base layer that finally shows up as a tripping hazard or a puddle that never dries.
Here’s the honest truth about James Hardie and pavers: James Hardie doesn’t manufacture driveway pavers or paver stones. The company’s product line is fiber cement siding, trim, backer board, and soffit. What we handle under the James Hardie umbrella is the intersection between your home’s Hardie siding and the hardscape that meets it: the paver edging that protects the siding from splash-back, the drainage channels that keep water from wicking up into the bottom edge of your Hardie plank, and the concrete or paver walkway that butts against your foundation. That’s where James Hardie owners in Miami run into problems specific to our climate and soil, and that’s where we focus this page.
We’re an independent Miami contractor, not a James Hardie dealer or affiliate. That matters because it means our recommendation on your driveway or paver repair is based on what actually works in Coral Gables, Coconut Grove, and Kendall, not what a manufacturer’s brochure says should work.
Which James Hardie Models This Applies To

If your home has James Hardie plank siding (HardiePlank), HardiePanel vertical siding, or HardieTrim boards near ground level, the driveway and paver work we’re describing applies to you. The compatibility issue isn’t about a model number on your siding; it’s about clearance and drainage. Hardie recommends a minimum 6-inch clearance between the bottom edge of siding and any hardscape surface. In Miami, where afternoon thunderstorms dump an inch of rain in twenty minutes, we regularly see homes with pavers or concrete poured right up to within an inch or two of the siding. That gap disappears, water splashes up, and the bottom of the fiber cement wicks moisture. Cement board doesn’t rot like wood, but it does hold moisture against your sill plate and framing, and that’s where the real damage starts.
For paver driveways and patios, the James Hardie link is simpler: the edging and drainage system you choose determines whether your siding stays dry. We typically install concrete paver edge restraint (the hidden border that holds pavers in place) set back far enough to create a gravel or landscaping buffer between the paver field and any Hardie siding. If you’re replacing pavers, we match the existing stone profile. Miami homes built in the last fifteen years tend toward 60mm concrete pavers in tumbled or smooth finishes; older Coconut Grove and Coral Way properties often have terracotta or brick pavers at 40mm to 50mm thickness. The gotcha: a 60mm paver can’t be dropped into a bed graded for 40mm stone without redoing the base, and vice versa. We measure before we quote, every time.
Aftermarket paver options (Belgard, Unilock) are excellent and we install both, along with OEM-matching pavers when the original quarry or manufacturer is still producing. For James Hardie-specific work, there’s no OEM paver; the “OEM” decision is really about whether we repair your existing paver field or rebuild the section that affects your siding clearance.

Signs Your James Hardie Driveway & Pavers Is Failing
- Sinking or lipping pavers: One paver sits a quarter-inch proud of its neighbor. That’s base material eroding underneath, usually from water running along the edge of the driveway in a Miami downpour. If the siding clearance is already tight, a sinking paver field makes splash-back worse.
- Standing water against the siding: After a storm, you see a puddle that touches or comes within an inch of your Hardie plank. The paver base has settled and the grade now pitches toward the house. This is the #1 issue we fix in older Miami neighborhoods where driveways were poured before Hardie siding was installed.
- White chalky staining on the bottom edge of siding: Fiber cement draws up moisture, and repeated splash from driveway or walkway pavers leaves behind mineral deposits. The paver field isn’t draining, and the siding is soaking it up.
- Pavers pulling away from the house: A gap forms between the paver edge and the foundation or walkway. The edge restraint has failed, and the whole field is slowly drifting. This also invites ants and moisture right at the sill.
- Efflorescence or dark staining on pavers near the home: White powdery residue or dark algae streaks on pavers next to your Hardie siding signal chronic moisture wicking from poor drainage. The issue is the base layer, not the paver itself.

AfterReplacement Cost & What’s Included

In Miami, a full paver driveway installation runs $8260 to $21240 depending on square footage, paver type, and how much of the base layer has to be rebuilt. Paver patio work lands between $4130 and $12980. If you’re just sealing an existing paver surface, expect $295 to $825. The biggest cost driver is what’s under the pavers: if the original base was compacted properly, we can often level and reset. If it wasn’t, or if Miami’s rainy season has washed fines out, we dig out and lay a new base with proper drainage.
Every quote we give in Miami is a written number before work starts. That’s the Kingswell standard, and it means the price we hand you is the price on the invoice. No change orders because the base was “worse than expected” (that’s our job to assess up front). We include edge restraint, drainage correction where needed, and a written guarantee on the work. If something fails, we come back under our 365-Day Done Right Promise at no charge.
DIY or Call Us?
You can safely check a few things yourself: look at the gap between your James Hardie siding and the nearest paver or concrete surface, note where water pools after rain, and mark any pavers that rock underfoot. That information helps us quote accurately over the phone.
What you shouldn’t do is pull up a dozen pavers and start rebuilding the base yourself. The base layer in Miami is a compacted mix of crushed limestone and sand, and if it’s not compacted in lifts, it’ll settle again within a year. You also need the right pitch: one-quarter inch of fall per foot away from the house, minimum. Most DIY paver fixes we’re called to fix have a flat or reverse pitch because the homeowner graded it by eye. Give you a number first, then pick up the tools. That’s how we work. Call Penhallow Remodeling Miami at (850) 988-7559 and we’ll come out, measure, and hand you a written price.
FAQs

Concrete pavers in Miami typically last 20 to 30 years before the base layer needs significant work, but the base itself often fails sooner if drainage is poor or the original installation cut corners. The pavers themselves rarely fail; what gives out is the sand and aggregate underneath them, especially after years of Miami’s wet-dry cycles. Call (850) 988-7559 if your pavers are shifting and we’ll tell you honestly whether it’s a repair or a rebuild.
Yes, most paver issues in Miami can be repaired by lifting the affected section, recompacting or replacing the base, and resetting the stones. Replacement only becomes cheaper when more than about a third of the field has shifted or cracked. We’ll give you a written price for either option so you can decide without guessing.
Small paver repairs (up to 50 square feet) usually take one day. A full driveway rebuild runs three to five working days depending on size and how much base has to be removed. Miami’s afternoon rain can add a day here or there; we schedule around the forecast and tell you up front if the window shifts.
We keep common 60mm concrete pavers, edge restraint, and base material in stock, and we source specialty or matching pavers from Belgard and Unilock distributors in the Miami area. The same goes for any trim or flashing that protects your James Hardie siding where it meets the hardscape. Call (850) 988-7559 and we’ll tell you exactly what we have on hand for your project.
