James Hardie Windows & Doors: The Miami Owner’s Guide
If you’ve got a James Hardie window or door that’s failing, we stock the compatible hardware, weatherstripping, and trim components to bring it back to spec, and a full replacement installed in Miami typically runs $5,310 to $17,700 depending on size, series, and how much of the surrounding frame has taken water over the years. Most homeowners discover the problem the same way: a door starts dragging on the jamb in July, a window won’t latch after a storm, or paint keeps peeling around the corners no matter how many times you touch it up. That’s the Hardie-specific failure pattern showing itself, and it’s almost never the board itself. It’s what’s behind and around it.
We’re Penhallow Remodeling Miami, and we handle this every week. Trevor Nash has been working through these exact repairs across Miami for years, including a lot of older homes in Coconut Grove where the original flashing was done with good intentions and not much else. We’re independent of James Hardie, so our job is to tell you what your specific opening needs, not to sell you a warranty replacement that doesn’t fix the underlying moisture issue.
Which James Hardie Models This Applies To

James Hardie doesn’t manufacture windows or doors themselves, which catches a lot of homeowners off guard. What you’ve got is Hardie siding and trim surrounding a window or door unit from another manufacturer, and the failure is almost always in the joint between the two. That said, the Hardie components have their own specifications that matter: HardieTrim boards come in 4/4 and 5/4 thickness, with a textured or smooth face, and the reveal dimensions dictate the exact trim width you need to match what’s already on the house.
Two things to check before calling us. First, look at the bottom edge of the trim board, if there’s a manufacturer code or barcode still legible, it’ll tell us the color batch, which matters because Hardie’s ColorPlus finish has shifted subtly over the years. Second, measure the reveal, the visible width of trim between the window frame and the siding. On most Miami homes built since 2010, we see 4-inch smooth HardieTrim, but plenty of mid-2000s builds used 3.5-inch reveals and a textured face. If the numbers don’t match, the repair looks patched, and you’ll see the seam every morning from the driveway.
OEM versus aftermarket matters less with Hardie trim than with the window unit inside it. For the trim, cement board is cement board, and we’ll match profile, color, and reveal exactly. For the window or door unit itself, we strongly prefer recognized brands, Therma-Tru and similar, because the warranty behind the product stacks with the labor warranty we put in writing. Aftermarket no-name units are cheaper, but Miami’s humidity and storm cycles find their weaknesses within three years.

Signs Your James Hardie Windows & Doors Is Failing
- Paint peeling at the trim corners, especially bottom corners. Water is getting behind the trim board and wicking upward through the score-and-snap factory edges. In Miami’s wet season, this shows up within eighteen months of a bad install.
- The door drags on the jamb or sticks at the top corner. This is usually not the door warping, it’s the opening settling because moisture got past the flashing at the threshold. Hardie board itself doesn’t rot, but the framing behind it absolutely does.
- Caulk lines keep cracking around the window perimeter. The opening is moving, either from thermal cycling or from the jamb swelling with absorbed moisture. Re-caulking every season tells you the flashing failed, not the caulk.
- Visible gaps between the trim board and the window flange. HardieTrim expands and contracts differently than vinyl or aluminum window frames. If the original installer didn’t leave a proper gap, the trim cracks or pushes the flange out of plumb.
- Water stains on the interior drywall below a window. By the time you see this, the exterior failure has been active for months. The leak is rarely the window itself, it’s the flashing detail where the Hardie trim meets the sill pan.

AfterReplacement Cost & What’s Included

In Miami, a full James Hardie window or door exterior overhaul, meaning new flashing, new trim boards, and a new window or door unit if needed, runs $5,310 to $17,700 installed. The spread comes down to three things: how many openings you’re doing, whether the framing behind the trim needs to be cut out and rebuilt, and what window or door unit you choose. A simple one-window trim and flashing repair on a single-story home where the framing is sound sits at the lower end. A front door with sidelights where the threshold flashing failed and the subfloor has rot hits the upper end.
What you get is a written price before we touch anything, including the parts line items, so you’ll see exactly what the Hardie trim costs, what the flashing costs, and what our labor costs. That number is the number on the invoice. If the repair fails inside the guarantee period, we come back and fix it at no charge, that’s the 365-Day Done Right Promise, and it’s in writing on every job we start.
DIY or Call Us?
You can safely diagnose a fair amount. Run a hose around the exterior of the suspect opening on a dry day and watch for water inside, or check the reveal measurements yourself. What you should not do is pull the trim off and try to re-flash an opening on a second-story wall or any door that carries structural load. The danger isn’t the cement board, it’s the fact that once the trim’s off, you’re looking at the framing, and if that framing is compromised, you’re now dealing with a load-bearing repair that needs a permit and an inspection in Miami-Dade.
We’ve seen homeowners open up what looked like a twenty-minute trim job and find the king stud soft enough to push a screwdriver through. That’s the point where the honest answer is to call us at (850) 988-7559. Give you a number first, then pick up the tools, that’s how we work.
FAQs

The Hardie trim boards themselves carry a 30-year warranty and typically hold up, but the window or door unit inside and the flashing around it realistically last 15 to 20 years in Miami’s salt air and storm-driven rain. The failure point is almost always the integration, not the board. Call (850) 988-7559 and we’ll tell you what’s actually wearing out on your house.
If the trim is cracked or the caulk joint failed but the framing is dry and the window unit still operates and seals, we can replace the trim and flashing only. If moisture has reached the framing or the window has lost its seal, you’re replacing the unit too. A free inspection will settle it in twenty minutes, call (850) 988-7559 to schedule.
A single window trim and flashing repair is usually a one-day job. A full door replacement with new Hardie trim and threshold flashing is typically two days. If we find framing damage, add a day or two for the repair and inspection. We’ll give you the timeline in writing before we start.
We keep standard 4-inch smooth HardieTrim, flashing, sealants, and fasteners on our trucks in Miami, along with color-match kits for the most common ColorPlus finishes. Specialty reveals, custom color batches, and door units are ordered before we schedule the job, and your written estimate reflects those lead times. Alongside James Hardie, we also work with KraftMaid, Cambria, and Silestone for the broader remodel, so the same team can handle the whole opening, interior and exterior.
