Moen Home Additions & ADU: The Miami Owner's Guide
If you're planning a home addition or ADU in Miami and want Moen fixtures throughout, the typical installed project runs $53,100 to $153,400 depending on square footage, foundation work, and finish level. We install Moen faucets, shower systems, and bath hardware as part of larger additions and ADU builds, and we stock the common Moen cartridges, trim kits, and connection hardware on our trucks. Most homeowners reach out to us after a general contractor hands them a number that changes once the slab is poured, or after they realize the Moen rough-in valve they bought online doesn't match the trim they picked.
Which Moen Models This Applies To
We work with Moen's full residential lineup when we're building or converting space in Miami. That includes the M-CORE and Posi-Temp rough-in valves, the Chateau and Voss trim families, and the U by Moen smart shower controller for ADU bathrooms. The compatibility gotcha we see constantly: a Posi-Temp cartridge from a 2005-era valve won't fit a M-CORE valve body, even though both say Moen on the side. If you're ordering your own parts before we arrive, pull the trim plate and look for the valve type stamped on the brass body. For ADU kitchens, Moen's Edwyn and Align pull-down faucets are the two lines we install most because the supply lines mate cleanly with PEX or copper without adapters. On OEM versus aftermarket: Moen's genuine 1225 and 1255 cartridges carry a better internal seal material than most aftermarket copies, and in Miami's mineral-heavy water that difference shows up as drips within six months on the cheaper ones. We install OEM Moen parts unless you specifically ask otherwise.

Signs Your Moen Home Additions & ADU Is Failing
- Water pressure drops in the new bathroom while other fixtures run fine. This typically points to a clogged Moen cartridge screen or a crimped PEX line near the manifold, not the fixture itself. We chase this down with a pressure gauge before touching any drywall.
- The shower temperature swings hot and cold while the handle stays put. On Moen Posi-Temp valves, that's the pressure-balancing spool binding against mineral deposits. In Coconut Grove, where some homes are on older galvanized supply lines, the spool fails faster due to sediment.
- A slow drip at the tub spout or showerhead after the water is off. The cartridge's rubber seats are worn or a small piece of debris is holding the seal open. This is the most common Moen failure we fix in ADU bathrooms.
- The handle is hard to turn or feels gritty. Scale builds inside the valve body over years. Miami's water has enough calcium that a valve that's never been flushed can stiffen within three to five years.
- You hear a hammering or knocking when another fixture shuts off quickly. The water hammer arrestor on the Moen supply line has failed or was never installed. In multi-fixture ADU additions where a washing machine and shower share a wall, this gets loud enough to hear from the kitchen.

AfterReplacement Cost & What's Included
For replacing a failed Moen cartridge, trim kit, or supply connection inside an existing addition or ADU, expect $150 to $400 in most Miami homes, parts and labor included. That covers a 1255 or 1225 cartridge swap, a trim kit refresh, or a valve body rebuild when the original is salvageable. A full rough-in valve replacement that requires opening the wall runs $500 to $1,200 depending on whether we're cutting tile or drywall. For the larger picture: a full home addition in Miami runs $53,100 to $153,400, and a stand-alone ADU runs $106,200 to $259,600. That range moves most on foundation type, whether we're tying into existing plumbing drains or running new sewer lines, and the finish level of the fixtures and cabinetry. Every job gets a written price before we start, and the Moen-specific repairs carry the same 365-Day Done Right Promise as the full builds. If the faucet drips again inside the guarantee period, we come back and fix it at no charge.
DIY or Call Us?
You can safely check two things before calling. First, confirm whether the water is dripping from the spout or leaking at the handle base; the fix is different for each. Second, note whether the pressure drop affects only one fixture or every fixture on that side of the house, because that tells us whether we're chasing a cartridge or a supply line problem. What I don't recommend is opening the valve body yourself on a M-CORE system where the cartridge is held under compression. We've had homeowners in Coral Gables strip the brass threads trying to force a cartridge out, which turns a $200 fix into a $600 valve replacement. If you're holding a dripping Moen fixture in a Miami addition or ADU, call us at (850) 988-7559 and describe what you're seeing. We'll tell you straight whether it's worth scheduling or worth waiting on.
FAQs

A Moen cartridge in Miami typically lasts 8 to 12 years before the seals degrade or scale jams the spool. Homes with a water softener get the longer end of that range; homes on untreated municipal water see failures closer to year eight. If the cartridge is still under Moen's limited lifetime warranty, the part itself is usually covered, but the labor to install it is on you. Call (850) 988-7559 and we can confirm whether your cartridge is covered before you buy a replacement.
Yes, in most cases the valve body can stay in the wall and we rebuild it with a new cartridge, new seals, and new trim screws. We replace the entire rough-in valve only when the brass body is cracked, the mounting ears are broken, or someone cross-threaded the connections. That's the exception, not the rule. For an exact recommendation on your fixture, send us a photo of the valve with the trim plate off and we'll tell you which path makes sense.
A standard cartridge replacement takes 45 to 90 minutes from water shutoff to water back on. A full valve body replacement with wall repair usually runs half a day, including patching the opening and leaving the surface ready for paint. We give you a written arrival window before the work so you're not waiting around all day.
We carry the 1225 and 1255 cartridges, common trim adapters, supply lines, and O-ring kits on every truck that rolls to a Miami job. If we need something unusual, like a specific M-CORE rough-in trim stop, we source it from our local Miami distributors the same day. We also work with KraftMaid, Cambria, and Silestone on the larger addition and ADU projects so the cabinetry and countertop pieces don't have to come from multiple suppliers.
