Plant Prefab Home Additions & ADU: The Miami Owner’s Guide
If you own a Plant Prefab structure in Miami and the addition or ADU envelope is failing, we can match the panel system, re-flash the connections, and bring the space back to weathertight condition. Installed repair and addition work on Plant Prefab-compatible builds in Miami typically runs $53,100 – $153,400 depending on square footage, panel replacement scope, and whether we’re tying into existing electrical and plumbing. Most Miami owners first notice the problem as a recurring water stain on the ceiling near the marriage line, a musty smell that won’t go away, or visible gapping where the addition seam meets the original module.
A quick note up front: Penhallow Remodeling Miami is an independent remodeling contractor. We’re not affiliated with Plant Prefab, but we’ve worked on enough of their panelized systems to know exactly where the weak points are, what the factory specs call for, and which aftermarket materials hold up better in South Florida humidity.
Which Plant Prefab Models This Applies To

Plant Prefab builds panelized and modular homes under a few different lines, and the compatibility question matters more than most homeowners expect. Older Plant Prefab units, especially the LivingHome series produced before 2020, use a wall panel system with specific stud spacing and sheathing thickness. Newer models moved to different panel depths and slightly different connection hardware. If your addition or ADU was built after 2020, you’re likely dealing with the updated panel spec, which uses a deeper cavity for insulation and different flashing details at the roof-to-wall transition.
How do you identify what you have? Look for the factory label inside the electrical panel door or on the underside of a window frame. Plant Prefab stamps each panel with a production code that includes the panel type and batch number. You can also measure the exterior wall thickness from inside a door jamb. Older panels run about 5.5 inches. Newer ones are closer to 7.25 inches. That difference tells us which flashing profile and which trim packages will actually seal correctly.
For OEM versus aftermarket: Plant Prefab’s factory components are well-made, but the seals, tapes, and flashing materials they used at the factory are the first things to degrade in Miami’s combination of heat, salt air, and afternoon downpours. We usually recommend factory-equivalent structural panels where needed, but we swap the sealing materials for products rated for coastal humidity. Same panel, better envelope.

Signs Your Plant Prefab Home Additions & ADU Is Failing
- Water staining at the ceiling seam where the addition meets the original structure. This is the classic Plant Prefab failure point in Miami. The factory seal between modules breaks down after years of thermal expansion, and heavy rain finds the gap.
- Visible daylight or a draft at the corner joints. Panel connections shift as the building settles or after a storm. When you can see light at a corner from the inside, the weather barrier outside has already failed.
- Musty smell that persists after cleaning. Moisture trapped inside wall cavities feeds mold. By the time you smell it, the affected area is usually larger than the visible stain suggests.
- Cracking drywall tape or caulk at the ceiling-wall junction. In Miami’s humidity swings, panels expand and contract enough to crack standard interior finishes. This often accompanies a weather seal failure behind it.
- Higher cooling bills without an obvious cause. A failed barrier at the addition seam means conditioned air escapes and humid outdoor air gets pulled in. Your AC works harder, and the room never quite feels dry.

AfterReplacement Cost & What’s Included

In Miami, full Plant Prefab addition or ADU repair and rework ranges from $53,100 on the smaller side to $153,400 when we’re rebuilding sections of the envelope, replacing roof membrane, and correcting interior finishes. What drives the range is the scope: a partial panel replacement with re-flashing runs lower, while a full ADU re-skin with new insulation, drywall, and electrical inspection lands at the top.
What Penhallow’s written price includes
Every Penhallow quote is a written number before work starts, not a range we adjust later. The price includes demolition and disposal, new or salvaged panel material, flashing and sealant rated for coastal humidity, insulation, drywall and finish work, and a final inspection of the completed envelope. We use trade-brand materials throughout, which matters when you’re talking about structural longevity. If the work fails inside the 365-day Done Right Promise window, we return and fix it at no charge. That’s in writing on every project.
DIY or Call Us?
There are things you can safely check on your own. Walk the exterior and look for missing or peeling tape at panel joints, especially where the roof plane changes. Check that gutters and downspouts are clear, since overflowing water against a wall seam accelerates failure. You can measure the gap at an interior seam to see if it’s grown since you first noticed it.
What you shouldn’t do is open a wall panel yourself. Plant Prefab panels carry structural load, and cutting into one without knowing where the factory studs, wiring, and shear elements sit can turn a $5,000 flashing repair into a $30,000 structural problem. If you’re seeing staining, gapping, or that stubborn musty smell, call us at (850) 988-7559. We’ll inspect, find the actual source, and hand you a written number before anything gets opened up.
FAQs

A properly sealed Plant Prefab panel system can last 40 to 50 years structurally, but the seals and flashing details typically need attention every 10 to 15 years in Miami’s heat and humidity. The panels themselves rarely fail. The connections do. If your addition is approaching a decade old here, it’s worth an inspection. Call (850) 988-7559 and we’ll take a look, no charge for the visit.
Yes, in many cases we can remove the exterior finish, repair or replace the damaged sheathing, install new flashing and sealant, and leave the original structural panel in place. Full panel replacement is only necessary when water damage has compromised the framing or the panel has delaminated. We’ll tell you which one you need and why. Estimates are free, and the number we write down is the number you pay.
Most single-seam or corner-joint repairs take three to five working days, including weatherproofing and interior finish repair. A full envelope re-skin on an addition or ADU typically runs two to four weeks depending on scope and weather. You’ll get a written schedule with your written price, so you’ll know what to expect before we start. Call (850) 988-7559 to schedule a walkthrough.
We keep common panel connection hardware, flashing profiles, and coastal-rated sealants on the truck for standard Plant Prefab sizes. For less common spec combinations, we order factory-equivalent panels and materials from our suppliers, which typically arrive in a few days. If you also have KraftMaid cabinetry, Cambria or Silestone countertops in the affected space, we’re experienced working around those finishes without damaging them.
