Schluter Bathroom Remodeling: The Miami Owner’s Guide
Schluter waterproofing and uncoupling membrane systems are some of the most specified products in modern bathroom remodeling, and when a Schluter drain assembly, KERDI membrane seam, or shower tray starts failing, Miami homeowners need a contractor who actually understands how these systems go together. A full Schluter-system bathroom remodel in Miami typically runs $10,620 – $33,040 installed, depending on shower size, tile choice, and how much of the existing waterproofing has to come out. We stock Schluter-KERDI membrane, Schluter shower trays, Schluter drain kits, and Schluter profiles on our trucks, and we can usually match your existing system and get a written price to you within a day of looking at it. The way most Miami homeowners discover a Schluter part has failed is water staining on the ceiling below the bathroom, a loose tile near the drain, or grout that stays dark and damp days after a shower.
We’re an independent remodeling contractor in Miami, not a Schluter dealer or corporate affiliate. That means we call it like we see it: sometimes the part itself is fine and the original installation was the problem. Trevor Nash has pulled apart enough failed Schluter showers in Coconut Grove and Kendall to know the difference between a bad membrane seam and a bad substrate underneath it.
Which Schluter Models This Applies To

Most failed Schluter bathroom systems we see in Miami involve the KERDI waterproofing membrane, KERDI-BOARD, Schluter shower trays, or Schluter linear and point drains. The compatibility question matters because Schluter changed some product dimensions and drain collar designs over the years, and the part that fits a 2018 KERDI-LINE drain isn’t always identical to what’s on the shelf today. If you can, snap a photo of the drain grate, the edge profile, and any visible orange membrane before you call. Schluter stamps model numbers on the underside of their drain grates and along the edge of KERDI-BOARD panels, which helps us confirm what you have.
On the OEM-versus-aftermarket question for Schluter specifically: we install genuine Schluter parts in a full system because Schluter’s warranty only holds when their components are used together, mixed with their approved thin-sets. Aftermarket shower trays or uncoupling membranes exist, and they’re sometimes cheaper, but we don’t put them under tile in a Miami bathroom where humidity and moisture movement are already working against you. The failure is usually at the transitions, where one product meets another, and that’s where a mismatched aftermarket tray or cheap drain collar shows its limits first.

Signs Your Schluter Bathroom Remodeling Is Failing
- Water staining on the ceiling below the bathroom. This is the number one call we get in Miami. It usually means the KERDI membrane seam at the shower pan or curb has separated, or the drain collar wasn’t sealed correctly to the Schluter drain body. Water travels down and out before you ever see it on the tile.
- Grout lines that stay dark for days after a shower. Grout isn’t waterproof, and in a Schluter system the real waterproofing sits behind it. If grout stays wet-looking, moisture has reached the substrate layer and is wicking sideways through the thin-set. That’s a membrane issue, not a grout issue.
- Loose or drummy-sounding tile near the drain or along the shower floor. A hollow sound when you tap a floor tile means the thin-set bond has failed, often because water has worked into the membrane layer and broken the mortar bond. By the time tile is loose, the waterproofing below it has usually failed too.
- A musty, earthy smell that won’t go away. Miami humidity keeps failed substrate layers damp for months. That smell is mold and mildew feeding on the wood or drywall below the Schluter membrane. It’s not something a cleaner or bleach spray will fix.
- Cracks running through the corner seams of the shower. Schluter systems are designed to handle movement, but if the membrane wasn’t lapped correctly at the corners or the KERDI-BAND wasn’t embedded in thin-set properly, corners are where cracks and separations show up first. In older Miami homes, wall settlement makes corner failures more common.

AfterReplacement Cost & What’s Included

A Schluter-system bathroom remodel in Miami runs $10,620 – $33,040. On the lower end, you’re looking at a standard 60-inch by 30-inch shower with a Schluter tray, KERDI walls, a single fixed glass panel, and standard porcelain tile. The upper end gets you into large format tile, Schluter linear drains with custom grate finishes, a full KERDI-BOARD rebuild of the shower walls, a freestanding tub surround, and premium tile from the Schluter-approved thin-set list. What drives the number up or down is mostly shower footprint, the tile you pick, and how much demolition and structural repair the existing failure has caused.
Every Schluter remodel we quote in Miami comes with a written price before we start, parts and labor broken out, and our 365-Day Done Right Promise in writing. If a Schluter seam fails, a drain leaks, or a tile loosens within one year of completion, we come back and fix it at no charge. We don’t sell “estimate ranges.” We hand you a number you can hold us to, and the number on day one is the number on the invoice.
DIY or Call Us?
There are things you can safely check before calling: whether the drain grate is loose, whether silicone has pulled away from the wall-to-floor corner, whether the grout has visible cracks. None of those checks will fix a failed Schluter membrane, but they’ll tell you what you’re dealing with. What you should not do is peel back KERDI membrane, cut out tile around a drain, or try to re-bond loose tile with caulk. Once the waterproofing layer is compromised, the only honest fix is to open the shower, remove the failed section, and rebuild the system correctly. In a Miami bathroom, a “patch job” over a failed Schluter seam just gives the water a new path to the framing below. FAQs

A properly installed Schluter KERDI system should last the life of the tile assembly, which in a well-built Miami bathroom is 25 to 40 years. What kills them early here is almost always installation error at the seams, the drain collar, or the curb, combined with year-round humidity that keeps any small leak active and spreading. If your Schluter shower failed in under 10 years, the odds are high the original installer skipped a critical step.
Call (850) 988-7559 for an exact quote – estimates are free, and we’ll tell you what actually failed.
Sometimes, if the failure is localized, a section can be opened, patched with new KERDI membrane and KERDI-BAND, and re-tiled. But if water has been running into the substrate for months, the wood or drywall behind it may be too far gone to save, and the repair becomes a rebuild. We won’t know which one you have until we open it up and look. That inspection is free, and you’ll get a written price for whichever fix is actually needed before we proceed.

A full Schluter shower replacement usually takes 7 to 14 working days in Miami, depending on shower size, tile format, and whether we find hidden water damage behind the old membrane. A tub-to-Schluter-shower conversion with a new tray and KERDI walls runs closer to 10 to 14 days. We’ll give you a defined arrival window before we start, not a “sometime next month” answer, and the site is cleaned at the end of every work day.

We stock Schluter-KERDI membrane, KERDI-BAND, Schluter shower trays in the most common Miami sizes, Schluter point and linear drain kits, and Schluter edge profiles on our trucks, so most jobs don’t wait on parts. For uncommon drain finishes or oversized KERDI-BOARD panels, we order directly from our Schluter supply house in Miami, usually a two to three day lead time. We also work with KraftMaid, Cambria, and Silestone products in full bathroom remodels, so if your Schluter repair is part of a bigger project, we can source and install the whole scope.
