Schluter Roofing: The Miami Owner’s Guide
If you own a home in Miami with a Schluter roofing system and you’re looking for replacement parts, we stock and install Schluter-compatible roofing components, with most swaps running $470 – $2,125 fully installed depending on the part and access. Most Miami homeowners discover a failed Schluter component the hard way: a damp spot on the ceiling after a downpour, a lifted edge flashing caught by the morning sun, or water pooling where it never pooled before. The good news is that most Schluter roofing parts are replaceable without a full roof tear-off, and we can usually get the part matched and installed within days, not weeks.
Penhallow Remodeling Miami is an independent service provider. We’re not affiliated with Schluter Systems, but we work with their roofing components regularly and know how they fit together.
Which Schluter Models This Applies To

Schluter’s roofing line is narrower than their tile and waterproofing catalog, so let’s talk about what exists. The two systems we see in Miami are the Schluter KERDI-FLEX waterproofing membrane (often used around roof penetrations and parapet transitions) and the Schluter TROBA drainage mats that sit under rooftop pavers on flat and low-slope roofs. If your roof has a deck or terrace, you likely have TROBA. If you have skylights, vents, or a parapet wall, you probably have KERDI-FLEX at the tie-in points.
Here’s the compatibility gotcha that trips up a lot of Miami homeowners: KERDI-FLEX comes in 4-inch, 7-inch, and 10-inch widths, and the width matters at the corner. A 4-inch strip folded into a 90-degree corner won’t give you the 2-inch overlap Schluter requires for the warranty. We see this mistake on older installations, and it’s usually why water gets in. Always measure the exposed width before ordering a replacement. We match OEM Schluter parts when the rest of the system is intact, but for TROBA mats we sometimes recommend a comparable drainage mat from a recognized trade brand if the Schluter version is backordered. We’ll tell you which one we’re recommending and why before we order anything.

Signs Your Schluter Roofing Is Failing
Miami’s weather is rough on roofing systems. Hurricanes, tropical downpours, and relentless UV exposure break down even the best membranes over time. Here’s what we consistently see when Schluter roofing components start to fail:
- Water staining at roof penetrations. This is the classic KERDI-FLEX failure. The membrane pulls away from the pipe or vent over time, and every rainstorm becomes a small leak. You’ll see discoloration on the ceiling below the vent first.
- Tile or paver movement on a roof deck. If your rooftop pavers shift underfoot, the TROBA drainage mat underneath has likely compressed or broken down. The mat should be firm and evenly distributed; a spongy or uneven surface means drainage has failed and water is sitting where it shouldn’t.
- Standing water that doesn’t drain after a storm. A working TROBA system moves water laterally to the drain. Pooling water 24 hours after rain means the drainage channels have collapsed or clogged with Miami’s fine sediment, and that standing water is slowly degrading the membrane below.
- Lifted or peeling corners at parapet walls. The sun in Miami beats down hard on south-facing parapets. The UV breaks down the adhesive bond on edge flashing, and the corner starts to curl. Once lifted, each storm gets behind it and worsens the peel.
- Musty smell or mold growth near roof access points. If the interior wall near a roof hatch or skylight smells musty, water has been getting in for a while. By the time you smell it, the leak has usually been active for weeks or months, not days.

AfterReplacement Cost & What’s Included

For Schluter roofing part replacement in Miami, plan on $470 – $2,125 installed. Here’s what drives the number:
- TROBA drainage mat section replacement: $470 – $1,180. This covers tearing back the top layer, removing the failed mat, installing fresh drainage, and resetting the pavers or pavers over it.
- KERDI-FLEX replacement at a single penetration: $470 – $945. One vent, one pipe, one corner. Includes surface prep, new membrane, and the required 2-inch overlap.
- Full KERDI-FLEX replacement along a parapet wall: $945 – $2,125. Longer runs mean more material and more labor. Access from a ladder or scaffold also factors in.
Every job gets a written price before we start, not a verbal range. That number covers parts, labor, and cleanup. If the membrane is brittle and the substrate underneath is compromised, we’ll show you what we found and give you the adjusted written price before any additional work happens. No surprise line items at the end. And every Schluter repair we do is backed by our 365-Day Done Right Promise: if the work fails inside a year, we come back and make it right at no charge. That’s in writing on every job.
DIY or Call Us?
You can safely inspect your roof from ground level with binoculars and note where the signs are showing up. You can also clear obvious debris from roof drains if you can reach them without getting on a ladder. That’s where safe DIY ends.
Roof work in Miami is genuinely dangerous, and we’d rather tell you that plainly than write a repair guide that puts you on a ladder with a heat gun and a roll of membrane. A failed Schluter component also usually means the failure is at a seam or transition, and getting that repair wrong means the leak comes back. The membrane has to overlap correctly, the substrate has to be dry, and the bond has to be made at the right temperature. We’ve fixed enough botched DIY attempts in Coconut Grove to know how that story ends. Call us at (850) 988-7559 and we’ll come out, look at the whole roof, and give you a written price for exactly what needs to happen.
FAQs

KERDI-FLEX and TROBA mats typically last 15 – 25 years in Miami when properly installed, but the UV exposure and storm cycles here mean the last 5 years of that range are where failures usually appear. A roof-facing south or with zero shade will degrade faster than the same system on a shaded north side.
A small section can often be repaired if the surrounding membrane is still well-bonded, but if the edge has lifted more than a few inches or the substrate below is wet, a patch job won’t hold. We’ll tell you which situation you have before we touch anything. Call (850) 988-7559 for an exact assessment, and the visit to look is free.
Most single-penetration KERDI-FLEX replacements take 2 – 4 hours. A parapet wall run or a TROBA section replacement usually takes one full day. Miami’s afternoon thunderstorms can extend that window, so we schedule around the forecast when we can.
We keep KERDI-FLEX in all three widths and TROBA mats on hand in our Miami shop, so most jobs don’t have to wait on an order. If your roof needs a specific Schluter component we don’t routinely stock, we’ll order it and give you a real arrival timeline, not an open-ended “we’ll call you.”
