Sterling Home Additions & ADU: The Miami Owner’s Guide
If you own a Sterling-built addition or ADU in Miami and something’s failing, we stock the parts and do the repair. A Sterling home addition or ADU repair in Miami typically runs $53,100 – $153,400 depending on whether you’re fixing a single system, rebuilding a section, or replacing the structure’s envelope. Most owners discover the problem the same way: a door that won’t close square, a floor that’s started to slope, or a roofline that’s holding water where it never used to.
Here’s the part that surprises people. Sterling home additions and ADUs built for Florida’s coastal climate carry specific engineering details: elevated foundations, strapped roof trusses, impact-rated openings, and vapor barriers sized for Miami’s humidity. When one of those details fails, the fix isn’t a patch. It’s a structural correction that has to match the original build spec. That’s what we do. We diagnose the failure, write the repair scope in plain English, and hand you a number before we pick up a tool.
We’re an independent Miami contractor. We’re not affiliated with Sterling, but we’ve repaired enough of their additions and ADUs across South Florida to know exactly which components fail first and how to match them.
Which Sterling Models This Applies To

Sterling’s Florida presence shows up most often in two formats: pre-engineered ADU kits delivered as panelized or modular units, and site-built additions framed to Sterling’s architectural plan sets. The distinction matters because the repair parts are different.
Modular and panelized Sterling units use manufactured wall panels and trusses with stamped engineering. The panel joins, sill plates, and anchor points are where water gets in, and they’re specific to the unit’s serial number and build date. If you have the original paperwork, look for a metal tag on the chassis rail or a sticker inside the electrical panel door. That gives us the series code we need to match replacement panel sections or fastener specs.
Site-built Sterling additions are stick-framed to plan, which means the original lumber species, sheathing grade, and tie-down schedule were specified for Miami-Dade wind loads. On older Coconut Grove additions, we regularly find that the original builder substituted pressure-treated sill plates for the specified species, and that’s where rot starts. We replace with the correct grade or better, never a downgrade.
One compatibility gotcha: Sterling panelized units built before 2016 often used a proprietary wall-to-floor connection bracket that’s no longer manufactured. There’s a quality aftermarket equivalent that meets Florida Building Code when installed with the right epoxy anchors. We keep both the bracket and anchors on the truck. If your unit is newer, we source OEM through Sterling’s parts network and it usually arrives in three to five business days.

Signs Your Sterling Home Addition or ADU Is Failing
- Doors and windows bind or won’t latch. This is the earliest structural warning. In Miami’s wet-dry cycles, the soil expands and contracts under the foundation. A Sterling addition that wasn’t pinned correctly will shift, and the openings are the first place you’ll see it.
- Water staining at the ceiling-to-wall intersection. On Sterling panelized units, the roof-to-wall transition is a frequent failure point. Miami’s afternoon downpours push water sideways, and a tired membrane or a cracked sealant joint lets it in behind the fascia.
- Soft spots in the floor near exterior doors. Elevated Sterling ADUs on piers or posts settle unevenly. The rim joist under the door takes on moisture, and before long you can feel it give underfoot. This is a repair, not a wait-and-see.
- Mildew smell that won’t leave. If the vapor barrier under a Sterling slab or behind knee walls failed, Miami’s humidity feeds mold inside the wall cavity. Paint and air fresheners will not fix this. The affected section has to come open and the barrier replaced.
- Cracks running at 45-degree angles from window corners. This is shear movement. On a Sterling site-built addition, diagonal cracking means the shear wall is working harder than it was engineered to. We inspect the hold-downs and strapping before we touch any drywall.

AfterReplacement Cost & What’s Included

A full Sterling home addition or ADU structural repair in Miami runs $53,100 – $153,400. That’s a wide range because the scope swings hard depending on what failed.
At the lower end, you’re looking at a single-system repair: replacing a failed roof-to-wall transition, sistering floor joists in one room, or correcting a foundation support issue under a corner. At the upper end, we’re talking about a failed addition envelope: pulling siding and sheathing, replacing rotted framing, re-flashing every opening, and correcting the vapor barrier. The parts themselves are a fraction of the number. Labor, engineering review when Miami-Dade requires it, and the tear-out are what move the price.
Here’s the breakdown of what you get with a Penhallow Remodeling Miami repair:
- Written line-item price before work starts. Not a range, not a ballpark. A number you can hold us to.
- Materials matched to the original Sterling spec or better. We use recognized trade brands for replacements.
- Permit pulled and inspection passed. If the repair falls under Miami-Dade’s structural permit requirements, we handle it.
- 365-Day Done Right Promise in writing. If our repair fails inside a year, we come back and fix it at no charge.
DIY or Call Us?
There are things you can safely check yourself, and then there’s the point where you should stop. You can walk the perimeter and note where water pools after a Miami afternoon storm. You can check for doors that stick and look for visible cracking. You can peek at the crawl space or pier foundation with a flashlight and note if anything looks wet or shifted. That’s useful information to have when you call us.
But here’s where DIY goes wrong on a Sterling addition or ADU: structural work is load-bearing. A rotted rim joist, a failed anchor point, a compromised shear wall, a roof-to-wall connection that’s letting water in. If you open a wall on an ADU with a failed vapor barrier and don’t know what you’re looking at, you can miss the real problem and seal moisture in, which makes it worse slower, which is the worst kind of worse. In Miami’s climate, a wrong repair on the envelope means mold behind your new drywall in six months.

FAQs

A Sterling addition or ADU built to Florida code should last 40 to 60 years with proper maintenance. The envelope components, seals, and vapor barrier typically need attention every 10 to 15 years depending on sun exposure and how well the original build was detailed.
Yes, in most cases we repair the failed section rather than rebuild the entire addition. The exception is when water damage has spread through more than 30 percent of the wall or floor framing, at which point a partial rebuild is usually cheaper than piecemeal repair. Call (850) 988-7559 and we’ll tell you which situation you’re in.
A single-system repair on a Sterling addition or ADU usually takes 3 to 7 working days. A full envelope repair with permit review runs 2 to 4 weeks. We give you a written timeline with the estimate, and we stick to it.
We stock the common failure-point parts for Sterling additions and ADUs: aftermarket wall-to-floor connection brackets, epoxy anchors, hurricane tie-downs, vapor barrier materials, and flashing systems. Proprietary OEM components from Sterling’s parts network typically arrive in 3 to 5 business days when we need them. We also work with KraftMaid, Cambria, and Silestone when the repair reaches into finished interior surfaces.
