Techo-Bloc Windows & Doors: The Miami Owner’s Guide
If you have a Techo-Bloc window or door that’s failing, we can source and install the correct replacement part for your specific model. In Miami, replacement parts for Techo-Bloc windows and doors typically run $180 – $640 installed depending on the component, and we stock the most common failures on our trucks in the Coconut Grove and Coral Gables service area. Most owners discover the problem the same way: a window that suddenly won’t stay open, a door that drags against the frame, or a lock that spins without catching. Techo-Bloc hardware is built differently than big-box store hardware, and the wrong part will fail again inside a season.
We’re an independent Miami remodeling company, not affiliated with Techo-Bloc. That means we tell you straight when an OEM part is worth the money and when a quality aftermarket equivalent does the same job for less.
Which Techo-Bloc Models This Applies To

Techo-Bloc’s window and door hardware lines are not one-size-fits-all. The company manufactures across several series, and the compatibility gotcha is this: a hinge or roller from a Techo-Bloc Estate series door will not seat correctly in a Bluestone or Borealis series frame. The mounting hole spacing differs by 4 to 7 millimeters depending on the series, and forcing it is how stripped frames happen. If you look at the hinge or roller housing, you’ll usually find a stamped code: ETS for Estate, BST for Bluestone, BOR for Borealis. That code matters more than any measurement you’ll take with a tape measure.
For OEM versus aftermarket: Techo-Bloc’s own replacement components are expensive but exact. A factory roller assembly for a sliding door often lands between $90 and $160 for the part alone, before labor. Quality aftermarket equivalents from a handful of domestic manufacturers run $35 to $80 and in our experience hold up equally well in Florida humidity, provided the housing dimensions match. We carry both. When a customer asks, we quote both numbers and explain what the extra money buys. Most choose aftermarket once they see the side-by-side.

Signs Your Techo-Bloc Windows & Doors Are Failing
- Window sash drops when released. The spiral balance or block-and-tackle mechanism inside the frame has lost tension. In salt-air neighborhoods like Brickell and Key Biscayne, we see the internal springs corrode two to three years faster than inland homes.
- Door drags or scrapes the threshold. The roller assembly has flattened. Techo-Bloc doors run on nylon or steel rollers, and Miami humidity plus frequent use grinds the nylon down until the door rides on its frame instead of its wheels.
- Lock cylinder spins without engaging. The tailpiece connecting the cylinder to the latch has sheared. This is a $20 part that gets misdiagnosed as a full lock replacement by plenty of companies. We check the tailpiece first.
- Handle feels loose and the door doesn’t seal tight. The multi-point locking strip inside the door edge has come out of alignment. On Techo-Bloc doors this is a known wear point, especially on south-facing entries that get four to six hours of direct Miami sun daily.
- Condensation or haze between glass panes. The insulated glass unit’s seal has failed. Once the argon or krypton fill leaks out, the window loses its thermal performance and you’re looking at glass replacement, not a repair.

AfterReplacement Cost & What’s Included

Here’s what we charge in Miami, parts and labor together, with the written price honored from day one:
| Component | Typical Installed Range (Miami) |
|---|---|
| Sliding door roller assembly (per door) | $180 – $320 |
| Window spiral balance replacement (per window) | $140 – $240 |
| Multi-point door lock strip | $220 – $420 |
| Lock cylinder and tailpiece | $120 – $210 |
| Insulated glass unit replacement | $320 – $640 |
What drives the range is part source (OEM versus aftermarket), access (second-story windows cost more in labor than ground floor), and whether the frame itself needs repair. Every quote is a line-item written number. We don’t hand you a range and then shuffle the invoice at the end. The 365-Day Done Right Promise applies here: if the part or the install fails within a year, we come back and fix it at no charge. That’s in writing, every job.
DIY or Call Us?
Some things you can check without picking up a tool. Clean the track on a dragging door. Tighten the two screws under the handle plate on a loose handle. If that fixes it, you’re done and it cost you nothing.
Here’s where DIY goes sideways on Techo-Bloc hardware: anything involving the spring-loaded balance inside the window frame. That balance is under constant tension even when the window is closed, and releasing it incorrectly can send the components flying with enough force to break fingers or windows. Same caution for the multi-point lock strip: the internal rods connect through the door edge, and prying the strip out without releasing them in sequence bends the rods and turns a $220 job into a $500 job. We recommend calling us at (850) 988-7559 for anything you can’t see with the naked eye. The estimate is free. The written price is the price.
FAQs

Most hardware lasts 10 to 15 years in Miami’s humidity, but coastal exposure in areas like Coconut Grove or Key Biscayne can cut that to 7 to 10 years because salt air accelerates corrosion on springs and rollers. You’ll know it’s time when the window won’t stay up or the door needs a shoulder to move.
Sometimes. A bent tailpiece can be straightened, a misaligned lock strip can often be realigned without new parts, and a dragging door sometimes just needs the old roller housings cleaned and re-lubricated. But once a roller is flattened or a balance spring snaps, replacement is the only fix that lasts. We’ll tell you which one you’re looking at before any money changes hands. Call (850) 988-7559 and we’ll talk through what you’re seeing.
Most single-part replacements take 45 to 90 minutes once we’re on site. Insulated glass units take longer because the glass is ordered to your window’s exact dimensions, usually a 3 to 5 day lead time before the install appointment. We give you a real arrival window up front, per The Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it.
We stock the common failures, including roller assemblies for the main Techo-Bloc door series, spiral balances for double-hung windows, lock cylinders and tailpieces. Oddball or rarely-failed components get ordered same day from our Miami supplier and typically arrive within two business days. Give you a number first, then pick up the tools.
If your Techo-Bloc window or door isn’t opening, closing, or locking the way it should, call us at (850) 988-7559. Trevor and the team will talk through what’s failing, give you a written price before anything comes apart, and stand behind the repair for a full year. Serving Miami, Coconut Grove, Coral Gables, and the surrounding neighborhoods.
